I've titled this, old venice new venice, because the architect has
done such a fantastic job preserving the old venice charm found in the
early beach cottages built back in the twenties. To this curb
appeal of the one story bungalow she has included the new
architectural look most new residences in venice are going with,
square linear design with smooth stucco, metal doors and windows,
stark clean lines. The architect has done a great job in marrying
these two tastes. The home includes such eco friendly solutions
as solar hot water, incorporating radiant slab heat, using the
concrete slab as finished floor. It also incorporates photovoltaic
roof panels to provide electricity, CREE LED lighting fixtures, PEX
water supply lines instead of copper. The insulation is discarded blue
jeans. for most of the roof we used white metal roofing providing the
highest solar reflectance value of any roofing possibly saving
up to 40% on annual energy bill. Other Greenspecifications included:
98% energy efficient tankless water heater, finger joint lumber for
trim, Non no added urea
formaldehyde in our custom cabinets, Zero VOC paint by
Mythic used interior and exterior, plantation grown and responsibly
harvested Mangaris decking at front patio, a rain water collection
system was even thought of. We are reclaiming the original 1920
Douglas Fir framing members for resawing into new decorative siding,
and ceiling boards throughout. And the best part is, the client is
doing this not to get a Platinum LEEDS Certification. He's doing it
just because it's right. Doing his part to reduce his carbon
footprint.
